We are very pleased to announce that the AOP – Duplex Natura Owners Association (DNOA) has been formally established. With this, we are ready to commence maintenance activities effective September -15-2025, with the objective of improving the overall living conditions within Duplex Natura.
While the broader goal of forming the AOA – Apartment Owners Association is in progress and being driven by another group of owners, DNOA has been set up as an interim arrangement to ensure that maintenance activities are carried out smoothly until the AOA is formally established.
In essence, we are one team operating through two squads, working in tandem to achieve better outcomes.
Membership in the Duplex Natura Owners Association (DNOA) is entirely voluntary. Owners may choose to continue availing maintenance services through the promoters/estate Office (GTC) , as is currently the case, or they may opt to join DNOA by contributing to the maintenance fund. This collective contribution will allow for more efficient fund utilization and help in significantly enhancing the living environment of Duplex Natura.
C) Key Questions :- Why should we choose DNOA over current maintenance by GTC? 🤔
1) Since its inception, DN owners have been paying maintenance charges to the builder. However, over time, the standard of maintenance has continued to deteriorate. Consequently, we are left with no alternative but to step in.
2) Along the same lines ,an email was circulated earlier on May-22-2025 from estate office to take over the maintenance . Stating promoter cannot sustain and provide maintenance . Please refer to the link for email detail. Maintenance takeover direction- May -22-2025.pdf

No GST Charges – AOP being no profit organization payment to it will be free of GST
Example :-
Total Sq Ft of a unit = 2100 (base reference actual may differ)
Maintenance amount @1.8 sqft
= 2100 x 1.8 = Rs 3780 monthly
For 1 Qtr = 3780 x 3= Rs11,340/-
Saving per quarter= Rs 2041 /-
Yearly Saving (4 Qtrs)=Rs 8146/-
Better Utilization of Funds – with a supervision the maintenance amount is spent on DN cluster improvement
Vendor Engagement – Dedicated Vendor support for Duplex Natura .
Maintenance bill – - Owner > DNOA >Vendor payment to be done directly by DNOA ensuring resource (Gardener,Secutrity etc ) effective utilization and deployment post audit by DN Owners
GST Charges –GST Charges @18% is being charged

= 2100 x 1.8 = Rs 3780 + 18% GST = 4460 (monthly)
For 1 Qtr = 4460 x 3= Rs 13,381/-

Vendor Engagement –No dedicated vendor /staff support for individual cluster. Being worked on a sharing basis
Maintenance bill – Raised without providing proper maintenance
The primary objective of this initiative is to ensure proper maintenance of the property for both current residents and non-residents, thereby enhancing the present living standards and fostering the growth of property value for investors.
In the absence of adequate maintenance, the valuation of our property will inevitably decline.
