Key Highlights :-
1) Meetings with Advocate done - A Total Payment to the legal Counsel – Rs 2, 15,000/- for formation of AOA. Milestone payment plan is included in below document.
2) Timeline expectation for formation of AOA is minimum 3 months once all documents are submitted to advocate
3) The AOA shall be driven by a team consisting of: Anil Kr Sur , Saswata Bose, Subhashish Naskar, Aritro Saha & Akhil Singh
4) As an interim measure until the AOA is established, the AOP will prioritize immediate maintenance requests as determined in successive meetings. Details are provided in the minutes of the meetings held on August -10-2025 and August-17-2025.

Meeting Discussions
1. A detail walkthrough how to submit the WBSEDCL form was provided in the meeting
2. An immediate requirement is to establish an Association of Persons (AOP) as an interim
solution to focus on maintenance Improvement for Duplex Natura.
3. The process of forming the Apartment Owners Association (AOA), initiated three months ago,
will continue under the guidance of the respective stakeholders as is .
4. The collected funds of ₹78,000 shall be retained exclusively for this purpose and must not be
utilized otherwise, and the drive to include more fellow owners and and raise it further shall
also go in as is .
5. The proposed AOP shall comprise members who are either permanent residents or frequent
occupants of Duplex Natura, which is been proposed and agreed by all the members present
in this Meeting.
6. The AOP shall focus solely on overseeing and managing maintenance activities within Duplex
Natura, and it will be dissolved upon the successful establishment of the AOA

Certain technical aspects remain unclear and will be addressed in consultation with WBSEDCL’s competent authorities.
These discussions are expected to take place after the scheduled meeting on Thursday, August 14, 2025, with Duplex
Natura representatives:

d) Payment Responsibility - Still to be Finalized
Once the application form is submitted, WBSEDCL will assess the payment requirements for the new connection. This
remains an unresolved matter
o Unverified information from the earlier Tripod Meeting ( few Owners + Promoter + WBSEDCL) a few months
ago:-
In cases where maintenance dues are pending, the payment may need to be made by the respective
individual owner.
In all other cases, the promoter may bear the cost
o This information has not yet been shared by the fellow owners with the wider Duplex Natura community, leaving
majority of members uninformed
o Absolute clarity is needed on this matter, supported by documented evidence from any of the stakeholders who
participated in the meeting.
